I think we lose sight of what's really important in our lives. This is a good time of year to remember what's truly important. I could say I'm grateful for my car or my road bike, but there are many other things that I'm grateful for, such as my family and my fiancé.
I'm also grateful for Lori and Bill Walton. They've had a huge impact on my life this year and they're constantly giving back to the city of San Diego.

As the Holidays approach, be mindful of what you have in your life and don't take it for granted. There are a lot of people without homes or family to visit over the Holidays. Be grateful for what you have, even if it's not much.

Everyone ages, that’s just a fact of life. When it comes time for you to move your parents or an elderly relative out of a home they have been living in for a long time, it can be tough to let go. Today we want to help ease the pain of moving on by giving you some tips for how to move your senior out in a timely and stress-free fashion, while also selling the home for the highest amount of money possible. Here are our tips:

1. Communication
Seniors can be very emotionally invested in their home, especially when they have lived there for a number of years. Of course there will be some sadness and apprehension about the move, and you’ve got to give them time to grieve and the chance to talk about where they want to live in order to help them make a smooth transition. 

2. Planning effectively
Before you begin sorting and organizing everything in the home, it’s a good idea to get a visual of where your senior is moving and what you’ll need to make the move possible.

3. Enlist relatives
Encourage close friends and family members to take some days off, and come help with the organizing and cleaning out of the house. Surrounding your senior with those who are loving and encouraging will help ease the stress.

4. Sort and organize
Go through the house item by item, room by room, and categorize the objects to make things easier. Should they be donated, handed down to other family members, or kept for the move? Honor the emotional attachment to certain objects and allow your senior to reminisce when they are going through that stuff. 

5. Clean and repair the home
Keep the home in its best possible shape no matter what you are doing with it, it will save you money down the road. 

6. Plan the moving day
There are a few different strategies I suggest for moving your senior loved ones into their new home. A full service moving company can be a little pricey, but it’s the most economical and the easiest. Get your loved ones to be a part of this and make sure your senior parents are taken care of on the trip.

Today, we're going to talk about buyers whose kids have left the home.These buyers are looking to downsize, but our current market makes it difficult for them to do so.

Unfortunately, even though there are more homes on the market than there were earlier this year, people have been dropping out of the market since school started. That means there are fewer buyers and sellers in today's market, so in many price points, we still don't have enough homes for sale for the buyers out there.

One big reason for the low inventory is many sellers don't have their next property purchased. They can't move into their next home, so they are hesitant to sell their current one.

With that said, if you're looking to get into your single-level dream retirement home with a smaller yard, there are two things for you to keep in mind:
  1. Don't make any improvements to your existing home if it doesn't raise the price of your home. We can help you determine which improvements will be most beneficial to you. My job is to help you save money and make money on your home sale.
  2. Expand your search. Some agents, including myself, have lists of homes that are not on the market yet. These homeowners are open to the right offer, but they don't want to go through the hassle of getting the property on the MLS.

Today, we'll discuss the key problem we're seeing in the marketplace: older homeowners who are looking to downsize.

Unfortunately, even though there are more homes on the market than there were earlier in the year, people are dropping out of the market now that school has started. Basically, we still don't have enough homes on the market for the number of buyers that are out there. That's mainly because a lot of people don't want to put their home on the market until they have a property to move into.

If you're looking for your dream retirement home, I have a couple of great tips for you. First of all, don't make too many improvements to your existing home if the improvements will not raise the price. We can help you determine what improvements you might need that will get you a return on investment.

Secondly, expand your search! Some agents have access to homes that aren't on the market yet. There are also people out there who are interested in selling their homes but don't want to go through the hassle of listing it. You want a real estate agent who has access to these great homes.

Right now, there is a lot of pressure on the $400K-$800K market here in San Diego.

It all has to do with the varying generations looking for homes right now. There are about 74,900,000 baby boomers; every 10 seconds, someone turns 65. Baby boomers are looking to downsize at this time; they are trying to get 2/3-bedroom homes that are in very walkable areas.

On the other hand, there are about 78,000,000 millennials between the ages of 18-34, who are starting to look at the $400K-$800K price range as well. There are also about 50,000,000 people in Gen X who are going to surpass the baby boomers by 2028.

If you're looking to purchase or sell a home in the $400K-$800K price range, give me a call. Three different segments of society are competing for homes at that price point, so you'll want all the help you can get! I would love to hear from you.

Today, I share some great advice for those of you looking to invest in San Diego real estate.
Many people are talking about flipping homes and investing in real estate because the market is so hot. Since rates are low and the market is up, now is a great time to invest in real estate. My advice is to buy your first home yourself - get your own place first before you try to own multiple units!

Before jumping into the investment game, I also suggest writing out a plan. Write your real estate goals out before you do anything. Once that's done, you can begin searching areas you would like to invest in. One of the biggest things I've noticed is that I prefer to have the ability to drive by my properties.  You don't want your investment properties to be in far-flung areas you can't keep a close eye on. 

Once you've found the area, you need to talk to a great lender. Working with a trustworthy lender can make all the difference when trying to get involved in an investment. Of course, it doesn't hurt to work with an experienced real estate professional either.

Most people aren't trying to kill their real estate transaction - rather, they unwittingly make a mistake that leads to the termination of the deal. Today, we want to give you a few tips on how to avoid such a disastrous situation. 

If you're selling, you need to avoid pushing buyers over the limit - you don't want to ask for too much. You don't want to let the buyer put one over you, but you have to know a good deal when you see one. 

You need to be strict about your terms. You want to make the time periods for inspections and closing to be as short as possible. You also want to have as few contingencies if possible. 

One of the most important things you need to do when negotiating is strip away all emotion and deal only with the facts. This will keep you on track to a successful closing.

Getting multiple offers when selling is a best case scenario. However, it's not always obvious which offer you should accept. Today, we share some tips on how to pick the best offer!

Right now, there isn't much inventory in the San Diego market and interest rates are near record lows. As the spring market moves into the summer one, buyers are starting to flock to the market. Now is a fantastic time to take advantage of the market!

As more buyers come out, your chances of receiving multiple offers on your home increases. It's not always wise to take the offer with the highest dollar value. The other day, I had a client who took an offer that was worth $10,000 less than another one he received. Why would he do that, you ask? Sometimes, it's beneficial to you to accept an offer with a short closing time. Having an agent who can ask the right questions and get the best terms will go a long way in helping you choose the best offer!

With our current shortage of inventory, it can be really tough to find a great home or investment property. However, if you are out there as a buyer and have an agent who is calling people who are thinking about selling, asking them if they would entertain offers or want to reduce their taxes by selling, there is another group of available properties that you can buy: off-market homes. 

Off-market homes are properties that are not listed or available for sale on the MLS or the internet. These are people who are thinking about selling, and would entertain offers at a price and terms that meets their needs. As a buyer, this allows you a leg up on the marketplace. You can score the best properties before other buyers, which is a huge advantage to have right now.

The next step is to have home stagers come over with tips for you on what you can do to maximize the space in your home. You will definitely want to de-clutter, as well as remove any personal items. People want open spaces and open floor plans, so maximizing the space you have is key. From there, we will take professional photos of the property for its online listing, and create a unique marketing plan designed to make your home sale as successful as possible.

Today we are going to talk about a recent success we had in selling an expired listing. The owner of the home was a man named Hank, and he just couldn't sell the property. It was a beautiful home in Encinitas on a cul-de-sac. The home itself is 3,500 square feet and sits on a 10,000 square foot lot.

Once I laid my eyes on the property, I knew we would sell it quick. The photographs online just did not do this place justice. Once we replaced the dark cell phone pictures of the home online with new, professionally taken photographs, it was only a matter of time before it sold.
